Dubai makes its airport even smarter: what it says about the future of the city

Anyone who has flown to Dubai in recent years has probably noticed it. What was once an airport you mainly wanted to get through as quickly as possible is increasingly becoming a well-oiled machine, with technology taking over much of the work.

Dubai International Airport (DXB) is currently expanding the rollout of new, advanced security scanners. The technology checks baggage in three dimensions, so travellers can pass through security faster. At the same time, the airport is investing further in biometric technology and smart access gates.

For someone flying to Dubai, this may sound like a detail. In fact, it says a lot about the way Dubai looks at the future.

DXB handled more than 95 million passengers in 2025, another record. Yet the aim is not simply to move more people through the same airport. Dubai wants to make the whole process smarter, with shorter waits, more automation and an experience that fits a city increasingly positioning itself as an international hub.

The same approach shows up well beyond the airport.

For years, Dubai has invested heavily in infrastructure, technology and connectivity. New residential districts are being developed while existing areas are renewed. Roads and public transport are being expanded. New hotels, shopping centres and leisure destinations are appearing in places where there was hardly anything a few years ago.

For people who know Dubai only as a holiday destination, these may look like separate developments. For a property investor, they are more interesting than that.

Property never stands entirely on its own. The value and appeal of a home are also shaped by what happens around it. Who lives there, why people come to the area and how easy the location is to reach all play a role.

That is why we find the developments at DXB interesting. A faster security check does not directly raise the value of an apartment. What it does show, once again, is how much attention Dubai pays to its international connectivity.

That matters for a city that continually wants to attract new residents, entrepreneurs, tourists and investors.

According to Dubai Airports, more than 99 percent of travellers passed through security within five minutes in the first half of 2026. While passenger numbers keep rising, the infrastructure is being adapted at the same time to absorb that growth.

That is typical of Dubai. The city rarely waits for a problem to become large before looking for a solution. It looks ahead and invests in what the city will need in five, ten or twenty years.

This is exactly why, when it comes to property in Dubai, we look further than the apartment that is for sale today.

A beautiful home on a good floor can be interesting, but the question we consider at least as important is what will happen to this location. Which developments are coming? How accessible will the area become? Who will want to live or rent here? And does the project fit the investor’s objective?

Those questions often say far more about the potential return of an investment than an attractive brochure.

Meanwhile, Dubai continues to build its position as a global city, and the airport is a good example. Millions of people arrive and depart every year, while investment continues behind the scenes to make that growth possible.

The new scanners may not be a spectacular skyscraper or a new island off the coast. Even so, they fit the same story of a city that wants to become faster, smarter and more efficient.

For property investors, that is a development worth watching.

When you invest in Dubai, you are buying an apartment and, at the same time, choosing a location within a city that keeps changing.

In our view, a good investment starts with the question “Where do I want to be in a few years?” The question of which apartment to buy comes after that.
